THIS CONTRACT IS CONTINGENT upon the transfer of the 18 units ofwaterfi'om the allottee <br />to the BUYER to whomever I3UYER may direct the units to me transferred. If the units cannot <br />be transferred from the alottee to the BUYER, this contract shall be null and void and all earnest <br />money shall be returned to the BUYER. If the units are not transferred from the allottee to the <br />BUYER at the scheduled April Northern Colorado Water Conservancy board meeting, this <br />contract shall be uull and void and all money deposited into the escrow account shull be returned <br />to the BUYER. <br /> <br />9. BINDfNG EFFECT: This agreement shall be binding upon and inure to the benefit of the parties <br />hereto and their respective heirs, administrators, successors, and assigns. <br /> <br />10. LEGAL AND TAX ADVICE: All parties are advised to seek tax and legal advice before <br />entering into this Agreement. <br /> <br />11. WATER USE: BUYER 10 pay the 2000 assessments, and have the use of the water in 2000. <br />Any carryover rights shall be transferred to the BUYER. <br /> <br />12. COMMISSIONS.
