ASSESSED VAlUATlON

The 1974 assessed valuation of the private property within the District
was $389,930, with an increase in 1975 to $704,840, primarily due to
revaluation rather than new construction, Motels and lodges with or
without restaurants and bars represent the majority of the assessed
valuation in the present Winter Park community, Figure 1 I 1-2 shows the
projected increase in assessed valuation upon development of the City
land, Arlberg Club property, and other private property within the
District.

The majority of the land and improvements within the District are owned
by tax-exempt entities; however, it is anticipated that the improvements
constructed on the City land will be taxable.

The present sewerage facil ities are for the most part financed by

service charges, although the District did recently impose a mil levy of

15 mils to provide some revenue from properties enhanced by sewer availa-

bility but which are not presently otherwise contributing to the cost of

operating the system.
