The location of the land irrigated by the Company's canal includes
a strip of land bordered on the north by the canal and on the south by the Poudre River.
It extends from the Poudre River on the west and the canal stops approximately 2.5 miles
east of Highway 85. (Refer to Appendix A for the location map). The service area
contains approximately 48,000 acres.

The purpose of the proposed rehabilitation is to enable the Irrigating Company to
continue to serve lands which are presently irrigated. Land classifications ~ se is,
therefore, not required. Nevertheless, the Soil Survey of Weld County. Colorado
published by the USDAlSCS was consulted and is summarized as follows for the land
served by the Company.

The SCS "Capability Classes" for this area are mostly Classes I and IT for irrigated lands
with some instances of Class ill or IV category.

These classes are described in the SCS -Soils Survey publication as follows:

Class I soils have few limitations in their use.

Class IT soils have moderate limitations that reduce the choice of plants or that
require moderate conservation practices.

Class ill soils have severe limitations that reduce the choice of plants, that require
very careful management, or both.

Class IV soils have a very severe limitation that reduce the choice of plants, that
requires very careful management, or both.

There are twenty nine (29) soils series in the service area. Table ill-I lists the groups
and their general description and capability classes. The soils are predominantly loams
with I % to 3 % slopes suitable for growing a wide range of crops, if irrigated. Under
dry land conditions, these soils are primarily suited only to production of wheat or
barley.

Land Use

1. Present. There are approximately 48,000 acres served by The New Cache La
Poudre Irrigating Company which could grow crops, of which approximately
40,000 acres are in irrigated use. Based on discussions with Company personnel
and review of the area map, we have estimated that approximately 1000 acres of
the 48,000 acres may be municipal and industrial use.

PAGE l-Cbapca'm
