The amount <br />of water that can be applied for municipal use is <br />generally based upon the historic consumptive use. At <br />the Lloyd Ranch, the historic consumptive use is <br />estimated to be 500 acre feet ('consumptive use' water <br />is most applicable for municipal use). <br /> <br />The ranch manager has estimated the value of water in <br />the Rapid Creek Reservoirs at between $1200 to $1500 per <br />acre feet. This appears to be a realistic value based <br />upon present demand in the area. For example, the city <br />of Grand Junction recently purchased the adjacent <br />Sommerville Ranch, solely for its water rights. <br />Assuming 500 acre feet of available 'consumptive use' <br />water, the value of the water in the Rapid Creek <br />Reservoirs is estimated to range in value from $600,000 <br />to $750,000. <br /> <br />Financial statement. <br /> <br />The Lloyd Ranch Ltd. Partnership has provided a balance <br />statement and statement of operations for the year 1989. <br />These are shown in Tables II-1 and 1I-2.
