The <br />break down of costs is as follows: <br /> <br /> Present Value <br />Purchase Price $265,500 <br />Annual Assessments ($25/share) $102,300 <br />Annual O&M Augmentation Station $8,200 <br />First Use Fee Augmentation Station $1,200 <br />Engineering and Legal Fees for Change of Use $100,000 <br />Total $477,200 <br /> <br />The total present worth cost per acre-foot of consumptive use water is approximately $3,848 <br />($477,200/124 acre-feet). The average annual consumptive use yield from the 177 FMIC shares of <br />124 acre-feet, would be utilized to offset a portion of the estimated future well depletions to Fountain <br />Creek of 713 acre-feet. The FMIC credits accrue to Fountain Creek year-round and would have no <br />winter return flow obligations other than those that are taken care of by the Ditch Company for all <br />shareholders. <br /> <br />B. Lock Ditch <br /> <br />The Venezia Family has notified AGUA of its intent to sell its three-quarter interest in the Lock Ditch. <br />The Lock Ditch was decreed a total amount of 19.7 cis, of which 6.3 cis has Priority No. 15 on <br />Fountain Creek with an appropriation date of December 31, 1863; 8.38 cis has Priority No. 22 with an <br />appropriation date of December 31, 1864; and 5.02 cis has Priority No. 45 with an appropriation date <br />of December 31,1880. These water rights were adjudicated in EI Paso County District Court on <br />February 15, 1882 in the original adjudication proceedings for former Water District No.1 O. <br /> <br />The headgate of the Lock Ditch is located on the east bank of Fountain Creek in the southeast one- <br />quarter of Section 6, Township 16 South, Range 65 West of the 6th Principal Meridian of EI Paso <br />County, Colorado.
