The well depth is 48 feet and it has an 18-inch diameter steel
casing. The well was surveyed with a video camera in 1996 and found to be in
good condition. The well produced 1000gpm which was originally used to
irrigate nearby lands. This well was actually commingled with two other wells
that supplied water to three center pivots which irrigated about 360 acres of
adjacent land. The center pivot in the Southeast quarter of Section 5 irrigated
much of the land now in the Subdivision.
The well has Permit No. 03873-F and was decreed as well #3 in Division I
Water Court Case W-360. Copies of the permit and decree have been provided
to CWCS. The date of appropriation is December 20, 1962 with a pumping rate
of 2.25cfs, 1000gpm, for irrigation. The source of water decreed was
groundwater which is assumed to be tributary groundwater because the well
produces from the alluvial deposits of the South Platte River Basin.
The CRPOA received a property deed which transferred the ownership of
the well and the right to the first 500gpm of production to them. The well is
actually located in the NE1/4 of Section 5 about 1000 feet north of the
Subdivision. They also have a deeded easement for the pipeline which carries
the water from the well to the northwest corner of the Subdivision where the
underground storage tank and totalizing flow meter are located. The NE1/4 of
Section 5 is now owned by 120th and Buckley Associates with Russ Watterson
as the contact person.
The Kallsen family drilled the original well and irrigated corn and other
crops during the 1960's and 1970's. In the early 1980's the Kallsen's sold the
property and irrigation of a sod farm continued on the North half of Section 5.
Development in the Subdivision began in the early 1980's.
The well was included in GASP's Augmentation Plan under a Class A
contract through the 1970's and early 1980's. About 1984 the developer,
Hillcrest Properties, did not make the annual payments to GASP and the well

s
