Flash floading is often assaciated with the late spring rains. DEVELOPMENT The majority af the area is already develaped to' its planned use as shawn an Figure 3-1. BASIN 6100 The 1,067 acres in Basin 6100 are primarily zaned residential with interspersed parks, schaals, and cammercial and planned unit develapment. Dawnstream of Wadswarth Avenue, the basin is 83 percent develaped and 180 acres are naw under canstructian. Therefare, far hydrolagic purpases, this part af the basin is considered develaped. The proposed Stany Creek cammunity upstream af Wadswarth Avenue cansists af 210 acres. This area is cansidered undevelaped in this study with existing detentian facilities halding the runoff to' histarical levels. NORTH TRIBUTARY TO BASIN 6200 Land use in the Narth Tributary to' Basin 6200 is mastly residen- tial with some open park acreage. with the exception af one 20-acre parcel, the tatal Narth Tributary Basin is develaped accarding to' the zoned land uses. Far hydralogic purposes, the basin is considered fully develaped. DRAINAGE RIGHTS-OF-WAY AND DRAINAGE EASEMENTS The drainage channel rights-af-way and easements in Basin 6100 and the Narth Tributary to' Basin 6200 are summarized an Table 3-1. Right-af-way and easement infarmatian was abtained fram subdivisian plats. UTILITIES The water and sewer services in the area are provided by the Sauthwest Metrapalitan Water and Sanitation District and the Platte Canyan Water and Sanitatian District. The Public Service Company provides gas and electricity to' the area. AlsO', two majar pipelines far the Denver Water Baard traverse the study area.
