All required information for <br />this request was received on November 9, 1998. Using the information submitted and the effective National Flood <br />Insurance Program (NFIP) map, we determined the property described below is not in a Special Flood Hazard Area <br />(SFHA), the area that would be inundated by the flood having a I-percent chance of being equaled or exceeded in any <br />given year (base flood). <br /> <br />Property Description: Lots 27 through 31, Quail Hollow Subdivision, Sixth Filing, as shown on the Plat <br />recorded as Reception No. 92027680 in the Office of the Recorder, Larimer <br />County, Colorado <br /> <br />Street Addresses: 2700, 2701, 2707, 2713, and 2719 Dixon Creek Lane <br /> <br />Flooding Source: Spring Creek <br /> <br />This letter revises the above-referenced NFIP map to remove the property from the SFHA, This property is now in <br />Zone X (shaded), an area of moderate flooding outside the SFHA. <br /> <br />This LOMR removes the property from the SFHA designated by the Federal Emergency Management Agency <br />(FEMA). However, because the regulatory floodway is adopted and enforced by the community, portions of Lots 27, <br />28, and 29 remain within the regulatory floodway as shown on the NFIP map. Any proposed revision to the <br />regulatory floodway must be submitted by community officials to FEMA for comment and possible revision to the <br />NFIP map. The community should contact the Director, Mitigation Division of FEMA in Denver, Colorado, at <br />(303) 235-4830 for guidance on the data that must be submitted to revise a regulatory floodway, <br /> <br />Although we based our determination on the flood data presently available, we are currently revising the NFIP map <br />for the City of Fort Collins, Colorado, New flood data could be generated that may affect this property. When the <br />new NFIP map is issued, it will supersede this letter, The Federal requirement for purchasing flood insurance then <br />will be based on the newly issued NFIP map. <br /> <br />The enclosed document provides additional information about LOMRs, If you have any questions about this letter, <br />please contact Ms. Sally P.
