In <br />additian, air fram the Pacific cQast, madified by the mavement <br />aver land , influences climate much af the time. Much af the <br />precipitatian falls as snaw with intervening periads af mild, <br />warmer weather which melts and remaves the winter snaW caver. <br />In general, spring is the wettest and windiest seaSan. Flash <br />flaading is aften assaciated with the late spring rains. <br /> <br />DEVELOPMENT <br /> <br />The majarity af the area is already develaped to' its planned <br />use as shawn an Figure 3-1. Twenty-twO' percent af the tatal <br />study area will be develaped in the future. Twelve percent af <br />this future develapment will be the appraved planned cammunity <br />af Stany Creek. <br /> <br />BASIN 6100 <br /> <br />The 1,067 acres in Basin 6100 are primarily zaned residential <br />with interspersed parks, schaals, and cammercial and planned <br />unit develapment. Dawnstream of Wadswarth Avenue, the basin <br />is 83 percent develaped and 180 acres are naW under canstructian. <br />Therefare, far hydralagic purpases, this part af the basin is <br />cansidered develaped. The prapased Stany Creek cammunity <br />upstream af Wadswarth Avenue cansists af 210 acres. This area <br />is cansidered undevelaped in this study with existing detentian <br />facilities halding the runaff to' histarical levels. <br /> <br />NORTH TRIBUTARY TO BASIN 6200 <br /> <br />Land use in the Narth Tributary to' Basin 6200 is mastly residen- <br />tial with same apen park acreage. with the exceptian af ane <br />20-acre parcel, the tatal Narth Tributary Basin is deve1aped <br />accarding to' the zaned land uses. Far hydralagic purpases, <br />the basin is cansidered fully develaped. <br /> <br />DRAINAGE RIGHTS-OF-WAY AND DRAINAGE EASEMENTS <br /> <br />The drainage channel rights-af-way and easements in Basin 6100 <br />and the Narth Tributary to' Basin 6200 are summarized an Table 3-1. <br />Right-af-way and easement infarmatian was abtained fram subdivisian <br />plats. <br /> <br />UTILITIES <br /> <br />The water and sewer services in the area are pravided by the <br />Sauthwest Metrapa1itan Water and Sanitatian District and the <br />Platte Canyan Water and Sanitatian District. The Public <br />Service Campany pravides gas and electricity to' the area. <br /> <br />AlsO', twO' majar pipelines far the Denver Water Baard traverse <br />the study area.
