<br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />-4- <br /> <br />The applicant proposes to replace the disturbed wet- <br />lands by excavating some of the shallow "dry land" <br />fringes along the existing wetlands, to a level of the <br />present wetlands, replacing topsoil, and re-establish- <br />ing wetlands-type vegetation. The approximate area of <br />disturbance (including the second lot 4 driveway) is <br />11,800 SF, and the approximate area of wetland devel- <br />opment is 35,800 SF. The general outline of this pro- <br />posed development is shown on drawing 8023-412. <br /> <br />Concurrent with this plat submittal, the applicant <br />will be going through the 404 permit process with the <br />Corps. They have indicated a small project of this <br />nature should be able to go through the process rela- <br />tively quickly. <br /> <br />E. <br /> <br />WATER SUPPLY <br /> <br />Water supply for the homesites is proposed to be from <br />individual on-site wells. The upper aquifers in this <br />area should be well suited for such use. Provision <br />for on-site wells was made in the Ouray Ranch water <br />augmentation plan, so permits for these wells will be <br />allowed. The augmentation plan is Application No. <br />82CN153. Copies have been submitted separately to the <br />County Planner for detail reference by those parties <br />who may be interested. <br /> <br />F. <br /> <br />SEWAGE TREATMENT <br /> <br />In order to protect water quality in the Colorado <br />River and adjacent shallow subsurface waters on the <br />project site, the applicant is proposing to provide <br />sewage treatment for the project using the existing <br />sewage treatment facility located on the south side of <br />the river downstream of CR 620. <br /> <br />This is a presently permitted facility at a capacity <br />of 16,000 gpd. The estimated sewage flow for Phase IA <br />is 9600 gpd, and the estimated sewage flow for tbis <br />project is 3150 gpd. Therefore, the present permit <br />is adequate for this project; planning for expansion <br />of the facility will be a necessary part of future <br />phases beyond Phases lA & 2. <br /> <br />The permit is C-0028860, and a copy is attached as <br />Appendix '0'. Improvements of the facility to opera- <br />tional conditions is a part of the Phase lA public im- <br />provements. The permit is in the renewal process this <br />year; a notice of intention to reissue a Colorado Dis- <br />charge Permit for this facility was published Septem- <br />ber 21, 1984. <br />
