2

The modifications are shown on the enclosed annotated copies of FIRM Panel 0301 C, Profile Panel 47P,
and the Floodway Data Table for the Unnamed Tributary to Sellers Gulch. This LOMR hereby revises
this panel of the effective FIRM, and the Flood Profile and Floodway Data Table in the FIS report, all
dated September 30, 1987.

The data submitted in support of this revision also affect the FIS report and FIRM for the unincorporated
areas of Douglas County, Colorado. A separate LOMR was issued to Douglas County with the same date
as this LOMR to describe the changes to the flood hazard information for that community.

The following table is a partial listing of existing and modified BFEs:

Location

Existing BFE
(feet)*

Modified BFE
(feet)*

Just upstream of Lake Gulch Road
Just upstream of Oman Road
Approximately 650 feet upstream of Oman Road

6,234
6,255
6,263

6,234
6,252
6,263

*Referenced to the National Geodetic Vertical Datum, rounded to the nearest whole foot

Public notification of the proposed modified BFEs will be given in the Dou~1as County News Press on
or about April 19 and April 26, 1995. A copy of this notification is enclosed. In addition, a notice of
changes will be published in the Federal Re~ister.

Because this LOMR will not be printed and distributed to primary users, such as local insurance agents
and mortgage lenders, your community will serve as a repository for these new data. We encourage you
to disseminate the information reflected by this LOMR throughout the community, so that interested
persons, such as property owners, local insurance agents, and mortgage lenders, may benefit from the
information. We also encourage you to prepare a related article for publication in your community's local
newspaper. This article should describe the assistance that officials of your community will give to
interested persons by providing these data and interpreting the NFIP maps.

The revisions are effective as of the date of this letter; however, within 90 days of the second publication
in the Dou~las County News Press, a citizen may request that the Federal Emergency Management
Agency (FEMA) reconsider the determination made by this LOMR. Any request for reconsideration must
be based on scientific or technical data. All interested parties are on notice that, until the 9O-day period
elapses, the determination to modify the BFEs presented in this LOMR may itself be modified.

Due to present funding constraints, FEMA must limit the number of physical map revisions processed.
Consequently, we will not republish the FIRM and FIS report for your community to reflect the
determination of this LOMR at this time. However, when changes to FIRM Panel 0301 C and the FIS
report for your community warrant a physical revision and republication in the future. the determination
in this LOMR will be incorporated at that time.

The f100dway is provided to your community as a tool to regulate floodplain development. Therefore,
the f100dway modifications described in this letter, while acceptable to FEMA, must also be acceptable
to your community and adopted by appropriate community action, as specified in Paragraph 6O.3(d) of
the NFIP regulations.
