The area of study was Bear <br />Crellk Tributary No. 5 within Block 3 of Bear Creek Subdivision Filing No.2, <br />Jeffllrson County, Colorado. A Map Revision is required to revise the FEMA 100, <br />year floodplain due to an existing storm sewer system which has been placed at <br />various times by different parties within Bear Creek Tributary No. 5 from below <br />South Zinnia Street to upstream of West Yale Avenue. A Plat restriction on the <br />sale, conveyance or transfer of title of lots lying within the existing 100'year FEMA <br />floojplain, was placed on the plat for Bear Creek Filing No.2 with the stipulation <br />that a Letter of Map Revision from the Federal Emergency Management Agency be <br />submitted to Jefferson County prior to the County issuing building permits or <br />certificate of compliance for such lots. <br /> <br />A portion of the storm sewer facilities are located within the City of Lakewood. The <br />corporate limits between Jefferson County and the City of Lakewood coincides with <br />the westerly property line of Block 3 which is the upstream limits of this study. The <br />storm sewer discharges to the natural drainageway below South Zinnia Street <br />which is the downstream limits of this study. <br /> <br />PREVIOUS STUDIES <br /> <br />Bear Creek Tributary No. 5 has been previously analyzed by FEMA in a flood <br />insurance study (FIS) entitled "Flood Insurance Study, Jefferson County, Colorado, <br />Unincorporated Areas" dated August 5, 1986, Community Number 080087. <br />Pertinent portions of the existing Flood Insurance Study have been included in <br />AppendiX A of this study. The drainageway was also included in a study for the <br />Urban Drainage and Flood Control District (UD&FCD) entitled "Flood Hazard Area <br />Delineation, Green Mountain Area", dated April 1978, prepared by Hydro,Triad, Ltd. <br /> <br />It should be noted that the tributary west of Bear Creek Filing No.2, Block 3, is <br />not shown as a designated floodplain in the City of Lakewood Insurance Study. <br />
