<br /> <br />Federal Emergency Management Agency <br />Washington, D.C. 20472 <br />APR 2 0 1999 <br /> <br />LETTER OF MAP REVISION BASED ON FILL <br />218-65-R <br /> <br />Community: City of Longmont, Colorado <br />Community No.: 080027 <br />Map Panel Affected: 08013C0288 F <br />Map Effective Date: June 2, 1995 <br /> <br />IN REPLY REFER TO CASE NO. 99-08-162A <br /> <br />We reviewed a request dated February 4, 1999, for a Letter of Map Revision. All required information for this <br />request, including the required review and processing fee, was received on March 25, 1999. Using the information <br />submitted and the effective National Flood Insurance Program (NFIP) map, we determined the property described <br />below is not in a Special Flood Hazard Area (SFHA), the area that would be inundated by the flood having a I-percent <br />chance of being equaled or exceeded in any given year (base flood). This property was elevated by the placement of <br />fill after the date of the earliest NFIP map showing the area in the SFHA. <br /> <br />Property Description: Portions of Lots 1 and 2, Creekside Subdivision First Filing Replat A, as shown on <br />the plat recorded as Reception No. 1831115 in Book No. P-44 F-3, No. 39, and <br />portions of Lots 10 and 11, Rainbow Ridge First Filing Replat 0, as shown on the <br />plat, recorded as Reception No. 1831116 in Book No. P-44 F-3, No. 40, in the <br />Office of the Recorder, Boulder County, Colorado <br /> <br />Flooding Source: Lefthand Creek <br /> <br />The legal descriptions of the portions mentioned above are as follows: <br /> <br />Lots I and 2: <br /> <br />BEGINNING at the southeast corner of Lot I, thence N 00"32'43" E, 105.17 feet along the east lot line: <br />thence S 85020'03" W, 109.70 feet; thence S 76049'03" W, 128.53 feet: thence S 19016'20" W, 38.55 feet; <br />thence 19.86 feet along a curve to the left having a radius of 248.70 feet: thence S 21000'09" E, 49.99 feet <br />to the north right of way of Emerald Drive: thence along the right of way to the POINT OF BEGINNING. <br /> <br />Lots 10 and II: <br /> <br />BEGINNING at the southeast corner of Lot 10, thence N 35043'33" E, 125.22 feet along the east lot line:. <br />thence N 79"17'59" W, 126.74 feet: thence S 88011 '45" W, 115.88 feet: thence S 00"32'43" W, 105.17 feet <br />to the southwest corner of Lot 11: thence along the north right of way of Emerald Drive to the POINT OF <br />BEGINNING. <br /> <br />This letter revises the above-referenced NFIP map to remove the property from the SFHA. The property is now in <br />Zone X (shaded), an area of moderate flooding outside the SFHA. Because portions of the property remain in the <br />SFHA, any future construction or substantial improvement on the property remains subject to Federal, State, and local <br />regulations for floodplain management. <br /> <br />Although the criteria for removal of a parcel of land based on fill have been met for this request, we encourage the <br />floodplain administrator for the City of Longmont to require that both the lowest adjacent grade (lowest ground <br />touching the structure) and the lowest floor (including basement/crawl space) of each structure placed on the property <br />be elevated to a level at or above the base flood elevation. <br />
