<br />FLOODPLAIN REPORT <br />Tyra Tract D and Sawmill Gulch <br />Breckenridge, Colorado <br /> <br />(I.I.AFT) <br /> <br />INTRODUCTION <br /> <br />This report was prepared as part of the development process for Tract D of Tyra Amended Filing <br />No.3 in the Town of Breckenridge in Summit County, Colorado. Tract D is the latest in a series <br />of developments under the Tyra name. The building proposed for the site is a multi-family <br />residential housing project. The building site is adjacent to an existing ski lift for the <br />Breckenridge ski area and is to be moderate to high-end housing. A parking garage will be <br />included as the lower level of the multi-story building, and therefore only minimal surface <br />features will be placed on the project site outside of the building footprint. <br /> <br />This floodplain report is necessary due to the presence of Sawmill Gulch, a major drainageway <br /> <br />that traverses the site. Sawmill Gulch flows from south to north across Tyra Tract D, and has a <br /> <br /> <br />tributary watershed of more than two square miles. Its IOO-year floodplain is not always <br /> <br />contained within the banks of the channel, creating the need for special consideration of the <br /> <br /> <br />floodplain in order to provide for safe development of the site. <br /> <br />This report addresses the floodplain issues associated with Sawmill Gulch at the Tract D site as <br />well as the portion of Sawmill Gulch extending upstream to the boundary of the Town of <br />Breckenridge. The report was prepared by Wright Water Engineers (WWE) on behalf of PDL <br />Corporation, the project developer. <br /> <br />PROJECT OVERVIEW <br /> <br />The project site is located in the Town of Breckenridge in the southern part of Summit County, <br />Colorado. The Tyra Tract D site is in the west central portion of Breckenridge, while Sawmill <br />Gulch extends further south and west beyond the boundaries of the town (see Figure I at the end <br /> <br />971-055,010 <br /> <br />Wright Water Engineers, Inc, <br /> <br />Page 1 <br />
