In a letter dated September 22, 2000, Mr. Dan Bunting, Regional <br />Floodplain Administrator, Pikes Peak Regional Building Department, requested that FEMA revise the <br />FIRM to show the effects of culvert installation associated with development of King's Deer Highlands <br />Subdivision Filing No.6, The culvert project included construction of three 54-inch-diameter <br />corrugated-metal pipe culverts under White Cliff Way approximately 6,000 feet north of State <br />Highway 105 and approximately 4,000 feet west of State Highway 83 in Section 4, Township II South, <br />Range 66 West. The Special Flood Hazard Area (SFHA), the area that would be inundated by the flood <br />having a I-percent chance of being equaled or exceeded in any given year (base flood), for an unnamed <br />tributary to West Cherry Creek (unnamed tributary) at the project site is shown on the effective FIRM as <br />Zone A, an SFHA with no Base Flood Elevations determined. This request also included detailed <br />hydrologic and hydraulic analyses that incorporated updated topographic information to reflect existing <br />watershed conditions along the unnamed tributary from approximately 3,000 feet downstream to just <br />upstream of the southern boundary line of Section 4. <br /> <br />All data required to complete our review of this request were submitted with letters from Mr, Leonard A, <br />Beasley, Project Engineer, Leigh Whitehead & Associates, Inc., and Mr. Bunting. <br /> <br />We have completed our review of the submitted data and the flood data shown on the effective FIRM. <br />We have revised the FIRM to modifY the floodplain boundary delineations of the base flood along the <br />unnamed tributary from approximately 3,000 feet downstream to just upstream of the southern boundary <br />line of Section 4, As a result of the modifications, the width of the SFHA for the unnamed tributary <br />increased in some areas and decreased in other areas. The modifications are shown on the enclosed <br />annotated copy of FIRM Panel 08041C0285 F, This Letter of Map Revision (LOMR) hereby revises the <br />above-referenced panel of the effective FIRM dated March 17, 1997, <br /> <br />The modifications are effective as of the date shown above, The map panel listed above and as modified <br />by this letter will be used for all flood insurance policies and renewals issued for your community. <br />
