The 100-year flood outline for the Rio Grande appears <br />to be correctly located on the Preliminary Plat by <br />the shaded dot area; however, it is not labeled as <br />such. This shaded dot area covers up to one-half of <br />lots 1 through 9 and should be clearly identified. <br /> <br />D. A quick review of the area's topography shows no <br />potentially significant flood hazards from any <br />adjacent tributary areas. Thus, proper site grading <br />should eliminate any minor drainage problems. <br /> <br />E. Aerial photos taken by Merrick and Company for Davis <br />Engineering in June, 1975, show evidence of flow over <br />most of the proposed subdivision at some point in the <br />past (see photos 5-6, 5-7, and 5-8). According to <br />topography and flood elevations in the SCS report <br />there is an approximate 4-vertical-foot margin of <br />safety between the 100-year flood elevation and <br />flooding of the entire subdivision. This doesn't <br />leave much room should an event larger than 100-year <br />occur or in the event of a log or ice jam on the <br />river. <br /> <br />III. Recommendations <br /> <br />A. We would recommend that no buildings of any type be <br />allowed in the identified 100-year floodplain shown <br />on sheet 6 in the SCS report. The 100-year flood <br />outline should be clearly labeled on the final plat <br />map and noted on the deeds. All applicable flood- <br />plain regulations should be applied to those portions <br />of proposed lots 1 through 9 located within the 100- <br />year floodplain. <br /> <br />B. Please note that while the subdivision is not subject <br />to flooding from a 100-year event it may be subject <br />to flooding from a larger flood event especially if <br />some type of flow obstruction were to develop in the <br />area. Thus, elevating the structures one or two feet <br />on a fairly stable fill would provide an added <br />measure of protection. <br /> <br />C. <br /> <br />Homes on lots 1 through <br />the roads to help avoid <br />problems. <br /> <br />9 should be located closer to <br />any bank instability <br /> <br />~--~- <br />
