<br />11-8 <br /> <br />The remaining area within the total study area basin, but not part of <br />the major drainageway basins are the Federal Blvd. sub-basin and the sub- <br />basin between the railroad and Clear Creek. <br />E. Future Land Use <br />The probable future land use for the Hidden Lake area has been developed <br />from the existing land use and the current zoning for the undeveloped land. <br />The zoning and zoning regulations were obtained from Adams County, Jefferson <br />County, Westminster and Arvada. The zoning is shown on Figure 11-4. <br />The future developed runoff conditions were based upon this zoning and <br />zoning regulations. It is possible that certain areas might be re-zoned to <br />higher densities in the future, but this would be strictly conjecture at this <br />time. <br /> <br />In the Hidden Lake Planning Basin, a large portion of the undeveloped <br />land above Hidden Lake is presently under development, with full development <br />expected in the next five years, assuming present development rates. Immediately <br />below Hidden Lake, two tracts of land, one at 66th and Lowell and one at 64th <br />and Lowell, have development plans presently on file in Adams County. The <br />area south of 64th Avenue and west of Tennyson is also 'expected to develop in <br />the next five years. <br />In'the Bates Lake Planning Basin, only one tract of land at 60th Avenue <br />and Sheridan Blvd. is presently under development. Future development rates <br />for the remaining area are not known at this time. <br />
