All other site development will be located so as to nuUntain the 2o..foot <br />buffer from the floodplain limits. <br /> <br />Summary <br /> <br />This stIbmittal package demonstrates that the development of the Verzuh property as proposed can <br />be constructed in compliance with the National Flood Insurance Standards and, in additiOJ1, can <br />meet the floodplain regulations for the Town of Crested Butte. A Letter of Map Revision (LOMR) <br />from FEMA will likely be required for the changes from the existiIig FEMA Zone A mapping. A <br />detailed floodplain repOrt with computer model output, cross-seetions, graphs, lIIId calculations will <br />be prepared for the LOMR submittal. <br /> <br />WETLAND STUDY <br /> <br />Wetland Delineation <br /> <br />An intensive study of wetlands on the VerzuhlMcCormick Ranch was conducted from the spring <br />of 1997 through the fall of 1998. This study was conducted by Wright Water F.ngin~ Ine. <br />(WWE) in conjunction with the U.S. Anny Corps of Engineers (USACE), and the Town of <br />Crested Butte. The pwpose of the study Wil5 to determine the extent of jurisdictional wetlands <br />and other "Waters of the U.S." regulated by the Town of CJeSted Butte's Land Use Regulation <br />and Section 404 of the Clean Water Act. <br /> <br />The study entailed measurement of conditions with respect to vegetation, soils, and hydrology. <br />. , <br />Wetlands were delineated using the methods and criteria in the Corps of Engineer.~ Wedands <br />Delineation Manual (U.S. Department of the Anny 1987), which is the method used by the <br />Town and the USACE. Guidance related to artificially irrigated wetlands in the Town's Land <br />Us~ Regulations (Section 5-3-6C), and the 1987 manual was followed for the deJin.."lt.ion.
