The applicant should submit fire protection proposal to <br />the satisfaction of the Fire Marshall. <br /> <br />Detail fire protection plans will be submitted. Fire <br />protection facilities will be upgraded with the improvements <br />to the existing water system including increasing the <br />pumping and storage capacity of the system and by connect- <br />ing the 3 southern riverfront homesites to the system <br />and potentially the 3 northern riverfront homesites. <br /> <br />8." The applicant should agree to upgrade the impacted <br />portion of Watson Divide Road and replace the bridge <br />culvert. <br /> <br />The applicant will make the improvements. <br /> <br />9. As the easterly loop road servicing the 6 homesites <br />located adjacent to the Roaring Fork River is unacceptable <br />to the County Engineer and since the Colorado Water <br />Conservation Board could not approve these sites; <br />detaile~ submission should reflect development only <br />along the westerly loop road. <br /> <br />The 1980 application has been revised to eliminate the <br />above concerns. <br /> <br />10. The roadway serving the individual homesites, the Lower <br />River Road, and the Watson Divide Road should be dedicated <br />public right-of-way in accordance with the County <br />Engineer's request. <br /> <br />The upgraded portion of Watson Divide Road and the <br />collector road servicing the 14 homesites will be <br />dedicated. However, the applicant proposes not to <br />dedicate the driveways servicing the individual homesites <br />based on the 1979 recommendation of the Planning and <br />Zoning Commission. Individual driveways are proposed <br />to be private to place the snow clearance and maintenance <br />responsibility on the homeowners vs. the County. <br /> <br />11. The applicant should agree to dedicate a fisherman's <br />access easement along the water course of the Roaring <br />Fork River as it runs through this property. <br /> <br />The applicant will submit an easement plan at Detailed <br />Submission. <br /> <br />- 6 - <br />
