<br />, I . <br />./ 1t:>. <br />~ /' <br />f <br />/ <br />/ <br /> <br />~mpa'L. . <br /> <br />a) A detailed discussion of the extent to which, if any, the <br />proposed.Mobil~ Ho~e Park would irreparably harm, destroy, <br />i ?r mater1ally lm~alr ~ny area that is of a unique and <br />lrrep1aceable, hlstorlcal, archaeological, scenic, agri- <br />cultural, recreational or natural value (1974 RBCO S304.20- <br />5.e.4.) follows: <br /> <br />. <br /> <br />The area does not involve any unique or irreplaceable <br />historical or archaeological zones to the best of applicant's <br />knowledge. <br /> <br />The area sought to be rezoned is privately owned, and <br />therefore, is not involved as a recreational area. <br /> <br />The installation will indeed change the agricultural <br />nature of the area sought to ,be rezoned; however, the <br />tract certainly is not unique for its agricultural <br />attributes nor will there be a great loss of production <br />b~ taking this 43.1 acres, more or less, out of production. <br /> <br />( The area sought to be ,rezoned {ioes lie along the White <br />I River and along Colorado State Highway No. 13 and <br />during the spring and summer months is a lush green <br />area which is viewed by persons traveling on that highway. <br />The area does not possess any particularly unique or <br />irreplaceable scenic wonder; however, by the installation <br />of a mobile home park on the site, the scenery will indeed <br />change. The applicant, as stated many places herein, <br />intends to attempt to maintain the area in as nearly <br />a natural state as possible and will maintain grass <br />and lawn areas within the mobile home park and outside <br />the park on the boundaries. <br /> <br />Additionally. the area will be landscaped and trees will <br />be planted as per the attached plat to provide additional <br />aesthetics ~o the park. <br /> <br />... <br />
