Development On the Flood Plain
Urbanization has recently begun in three separate locations
On the predominately agricultural flood plain. A Longmont suburb hdS
been constructed along the creek upstream from U.S. Highway 287. A
second housing development is under construction in the vicinity of
stream mile 8.4, apparently to be accessible to the International
Business MaChine Corporation pldnt located one miie south of this
drea. New homes are also being constructed near the upstream end of
tll<) study reOlch in the vicinity of Aliens Lake.
Indications are that the Lett-Hand Creek area wiil be In
damandforcontinuedurbanlzation. ThepopuiationsofLongmontand
Boulder have increased by 55 and 191 percent respectively in the
twentyyearperiodslncel94Q. These communities will utilize a con-
slderable amount of land with tj""lr growth as indlcatad by the popul-
ationprojectlonsshown in Table I. SQrIIE)industryhasalready located
in the vicinity of the stream creating a demand for homesites close
to work. The Left-Hand Creek flood plain offers ~n attractive location
for these homes ~Ith fu II grown trees Ilnl ng the bankS of this clear
mountain stream.
