East: <br /> <br />Reference is made to your letter of 24 June 1969, in regard to a flood <br />plain study of portion of /':onUQ~nt Creck in Section 6, T.nS., R. 66 N. <br />near Pikeview, Colorado as sho'~ on the map of Thunderbird Estates in- <br />closed with your letter. <br /> <br />The referenced site was evaluated for flood potential from t~o source5, <br />Kettle Creek and ~ionument Creek. A flood control dam has been construc- <br />ted on Kettle CTeek upstreP.1' from Interstate Hig!l,;ay 25 and will control <br />flood flows up to the lOa-year frequency. <br /> <br />Honument Creek has a drainap,e area of 152 square niles above the refer~ <br />enccd, site. TIle SO-year and lOa-year flood discharges ~ould be anout 1 <br />19,000 c.f.s. and 27,000 c.f.s. respectively. The proposed sur-division <br />is located in a potentially hiz,h flood hazard area. The limited channel <br />capacity and unstable banks ill conjunction liith the steep gradient in t~e <br />area can give rise to large flood peaks in a short time without advance <br />\,,':lTning. <br /> <br />The approxir:.ate SO-year and lOO-year flood plains have been delineated <br />on the inclosed ",ap. Tr,es~ floods were determined from a field study in <br />conjunction "ith the furnish~d contour map of ThunderbiTd estates.
