The improved properties <br />adjoining the streets arc susceptible to flooding from <br />the f.lajor storm events. These prope.tit,s accommodate <br />single family residences alonf, Berry Circle and multi-far:lily <br />residences, offices and lir,ht commercial along Windermere <br />and Littleton Boulevard. <br /> <br />Other soil types rwy be found in the basin and are generally <br />i~ported fills and otiler mixed soils transported into the <br />area during the construction of sub-divisions. The natm'al <br />soils types were derived from wind and ','ater laid sediments <br />of the Denver and Dawson formations. These soils are fer- <br />tile but susceptible to wind and water erosion. In most <br /><:,1$0$ this material "'QuId be stable on slopes up to 20% <br />with vegetative cover. Any proposed drainage improvement <br />could be designed and impleDented with the various soil COll- <br />strnints existing ,,'ithin the channel area. <br /> <br />C.
