Zone B is not <br />subdivided. <br /> <br />Zone C: <br /> <br />Areas of minimal flood hazard; not <br />subdivided. <br /> <br />The flood elevation differences" FHFs, flood insurance zones, <br />and base flood elevations for each flooding source studied in <br />detail in the community are summarized in Table 3. <br /> <br />5.4 Flood Insurance Rate.Map Description <br /> <br />The Flood Insurance Rate Map for the City'of Sheridan is, for <br />insurance purposes, the principal product of the Flood Insurance <br />Study. This map contains the official delineation of flood insurance <br />zones and base flood elevations. Base flood elevation lines show <br />the locations of the expected whole-foot water-surface elevation <br />of the base (lOO-year) flood. The base flood elevations and zone <br />numbers are used by insurance agents, in conjunction with structure <br />elevations and characteristics, ,to assign actuarial insurance <br />rates to structures and contents insured under the NFIP. <br /> <br />6.0 OTHER STUDIES <br /> <br />, A Special Flood Hazard Information report for Bear Creek was published <br />in 1972 (Reference 1,). The report inQluded a hydrologic analysis of <br />Bear Creek using 1970 channel conditions and development. The report <br />was completed before' the construction ,of the Bear Creek Dam; therefore, <br />discharges and flood elevations deter~ined in the report do not reflect <br />present day flooding conditions. <br /> <br />The COE prepared a hydrologic analysis for Bear Creek downstream of <br />Bear Creek Dam (Reference 2). Peak discharges were developed for different <br />basin conditions. The discharge values developed using full basin devel- <br />opment conditions are in agreement with the discharges used in this <br />study. <br /> <br />A Flood Hazard Area Delineation report for Bear Creek was published <br />in 1979 (Reference 6). Hydrologic and hydraulic data for fully developed <br />basin conditions, which were presented in that report, were utilized <br />in this study. <br /> <br />This study is in agreement with the Flood Insurance Studies for t~e <br />City and County of Denver (Reference 12), the City of Englewood (Refer- <br />ence 13), and the unincorporated area,. of Arapahoe County (Reference 14). <br /> <br />14 <br />
