INTRODUCTION <br /> <br />This report was prepared in order to request a Conditional Letter of Map Revision (CLOMR). The <br />report summarizes the data necessary to complete the request, and includes the forms, drawings and <br />data in the appendices. <br /> <br />A. Site Description <br /> <br />The site is located in a portion of the southeast quarter of Section 33, Township 4 South, <br />Range 69 West of the 6th Principal Meridian, Jefferson County, State of Colorado. The <br />property is currently in unincorporated Jefferson County and is in the process of being <br />annexed to the City of Lakewood. It is located northwest of the intersection of Hampden <br />Avenue (SH 285) and Kipling Parkway, and consists of approximately 14.36 acres ofland. <br />The topography of the site slopes towards Weaver Creek, which is the main drainage feature <br />on the site. Weaver Creek runs from the south to the north across the middle of the site and <br />has a constant base flow. There is a 7 foot by 7 foot concrete box culvert under SH 285 and <br />the frontage road, that allows Weaver Creek to enter the site. During the 1 DO-year storm the <br />creek overtops the road as shown on the FIRM in the Appendix. There is a concrete <br />channel at the outlet of the culvert that extends for approximately 140 feet downstream. <br /> <br />B. Proposed Proiect Description <br /> <br />The proposed development on this land is comprised of condominiums with 164 residential <br />units and the required streets, utilities and parking to accommodate the condominiums. The <br />condos will be built on both the east and west sides of Weaver Creek, and will require fill <br />that extends into the existing I DO-year floodplain delineation. There will be a pedestrian <br />path that crosses the creek towards the middle of the site to link both sides of the <br />development. This crossing will have culverts under it that will allow the base flow of <br />Weaver Creek to pass without overtopping the path. During the I DO-year event the path <br />will be covered with three to four feet of water. There will be walls constructed on both <br />sides of Weaver Creek to keep the condos out of the revised I DO-year floodplain with at <br />least a foot of freeboard. <br /> <br />C. Flood Hazard Area Delineation <br /> <br />The Flood Hazard Area Delineation, Weaver Creek, May 1981 pertains to this site. The <br />general hydrology and hydraulics ofthe basin are contained in this report. The report also <br />lists the runoff expected for different recurrent storm events. The flood plain for Weaver <br />Creek on this site is shown by the FIRM for Jefferson County, Community Panel Number <br />080087 0290B as shown in the Appendix. <br /> <br />David Evans and Associates.
