<br />SECTION II <br /> <br />STUDY AREA DESCRIPTION <br /> <br />The area is a contributing branch to Lena Gulch. The lIPhase A Reportlf for <br />the Lena Gulch Master Drainage Plan, dated January 197'" \-'as used as a <br />reference in studying the basin and some of the parameters used in that <br />report ",ere applied herein. <br /> <br />There are some areas which having been platted years ago, are only nm..; <br />heing built upon. The extent of urbani.zation has had serious effect upon <br />the runoff. . The storm runoff rates have increased 4m; to 100% over the <br />historical condition as a result of land. development. Due to the lack of <br />control of the overlot grading and the deletion of necessary drainage <br />easements, some houses have been constructed Hithin, or at: least seriously <br />infringe upon the drainage-",ay. <br /> <br />The basin area configllration approaches a pear shape as shmvn on Figure II-I <br />and the overlay shm,s the sub-basins "ith areas tabulated. This shape of <br />drainage basin is characteristic of having a high runoff and short time of <br />concentration. <br /> <br />The basin covers approximately 1.13 square miles or 725 acres, and is 1.8 <br />miles in length. The length of the drainage-",ay ",hich is hardest hit ",ith <br />flood ",ater is from Quaker Street to Lena Gulch. The area located "ithin <br />the Camp George \vest property remains basically in a historical condition. <br />Some years ago a diversion channel \v'a.s const:ruc:ted by the County on Camp <br />George \vest l s property. This channel viaS constructed to provide the minor <br />storm runoff a more direct path to Lena Gulch. The upper area was sub- <br />divided into single family structures ,,,ith some dupleeKes constructed along <br />both sides of the drainage-",ay. <br /> <br />The area photograph, Figure 11-2, sho"s the land use as it has been developed. <br />This map was used in conjunction with the future land use map presE?:nted in <br />the Golden-Ralston Co:nprehensive ~, FigUI-e 11-3. :By use of these figures, <br />t.he future perviousness of tILe area can be approximat.ed...
