<br />. <br /> <br />. <br /> <br />. <br /> <br />$18,000 per parcel of land in a project, and it costs only $400 to stabilize the same area of <br />stream bank, the net benefit of acquiring land is only $1,123 while the net benefit of <br />stabilizing is $4,088. <br />Performing both bank stabilization and establishing an education trail together yields a <br />total value of $19,078, or 13% of mean property value. It must be kept in mind that because <br />each variable in a package contains the influence of the other variables, only one variable <br />from each package can be chosen to calculate total value. In addition, individual measures <br />from A cannot be added to individual measures from B to determine the total value because <br />of the non-linear functional form of the hedonic equation. <br /> <br />Continuous Measures of Restoration Activities <br /> <br /> <br />Where the previous values have been discrete measures, values for certain restoration <br /> <br />activities can be represented in an alternative fashion, in terms of linear feet restored. <br /> <br /> <br />Regression results are reported in Table IV. Changes in the value of property with different <br /> <br /> <br />amounts of restoration, measured in linear feet, are determined for establishing an education <br /> <br /> <br />trail, improving fish habitat and reducing flood damage. The values for a change in property <br /> <br />value as the linear feet of an education trail along a creek is expanded are valid for <br /> <br /> <br />restoration between one and 250 linear feet. These values are based on the range of our data <br />and are approximately $1,000 to $17,560 per property. Note this value of $17,560 is the <br />same value determined using the dummy variable approach for establishing an education <br />trail. <br /> <br />Table IV about here <br /> <br />16 <br />
