<br />EXISTING CONDITIONS <br /> <br />As illustrated on the Existing Conditions map, the property <br />is divided by Highway 82. The property south of Highway 82 <br />is approximately 858 acres. The eastern boundary of this <br />section borders the Aspen Village Trailer Park. The trailer <br />park has 148 units and is operated by a full-time, on-site <br />manager. Recreational facilities include a swimming pool, <br />softball field, and recreation room. <br /> <br />The main irrigated lands of the property are below Aspen <br />Village along Highway 82 and Watson Divide Road. The irrigated <br />lands are for non-harvested pasture. The irrigated lands <br />are divided into three distinct pastures created by two <br />ridges running down to Watson Divide Road. Each field is <br />visually separated from the other. The large pasture south <br />of Highway 82 and adjacent to the trailer park in the AF-l <br />zone has limited visibility from the highway because of <br />steep roadside banks which effectively block the view of the <br />pasture. <br /> <br />The open mountainous land behind the pastures is characterized <br />by steep slopes, shale geology, and scrub vegetation. <br /> <br />The property north of Highway 82 is approximately 151 acres <br />and is divided by the Roaring Fork River. The property <br />north of the river is generally steep sloped and transversed <br />by several easements. The property south of the river is <br />characterized by small pastures formed by plateau terraces <br />above the Roaring Fork" Small pockets of buildable and <br />accessable land are scattered along the river. The build- <br />able land near the river is significantly below Highway"S2 ... <br />and has limited to no visibility from the highway. Aspen <br />and Cottonwood stands border the edge of the river. Three <br />eixiting homesites along the river are on outparcels of the <br />property. Access across the river is from Woody Creek Road. <br /> <br />7 <br />
