The homesites will not have basements. <br /> <br />B. The homesites' first floors will be at least <br />2 feet above the 100-year water surface elevation. <br /> <br />c. The homesites will not be located less than 15 feet <br />from the 100-year flood boundary as surveyed at <br />the site. <br /> <br />2. The base map of the "Riverfront Homesites Plan" is the <br />same base map used by the Wright-McLaughlin Engineers <br />report of August, 1976. This mapping is aerial flown <br />1"=200' scale at 5' contour intervals, and is the best <br />available mapping from Pitkin County for the site. The. <br />Wright-McLaughlin Engineers site specific evaluation <br />will check the accuracy of this mapping. <br /> <br />3. As you highlighted, the placement of wells and septic <br />tanks should be free of any floodplain concerns. The <br />County Sanitary is responsible for reviewing our detailed <br />engineering plans, and he only issue permits when he is <br />satisfied all concerns are addressed. <br /> <br />I hope the additional information will assist you in your <br />1980 review. In summary, I feel we both realize the August, <br />1976, Wright-McLaughlin Engineers report should only be used <br />as a "preliminary planning guideline," and that detail site <br />specific study is required at the next level of investiga- <br />tion. If the 1980 application is approved at the General <br />Submission level, we will proceed to the site specific <br />technical review level. <br /> <br />If I can be of additional assistance or offer clarification, <br />please give me a call.
