edge of the pasture and at the base of the hillside, the
loss of pasture lane is minimized and the homesites are
deemphasized by building into the backdrop of the hillside.

Another design consideration in locating the homesites has
been the relocating of a major irrigation ditch presently
located at the base of the hillside to in front of the
collector road servicing the homesites. This has been done
not only to continue irrigation of the front pasture but
also to provide a pl;ant screening edge for the homesites.
At the Detail Submis:sion level, architectural guidelines
concerning building color, height, massing and orientation
will be submitted.

The remaining 6 home:sites are clustered in the buildable
land along the Roari~g Fork River as illustrated in the
"Ri verfront Homesi te:s Plan." The homesi tes have been
located along the river to take advantage of the prime
building sites, to n,at crowd the upper pasture homesites,
and to have limited LO no visibility from Highway 82. The
current riverfront h,amesites plan has been revised from
the 1979 plan as fol~ows:

1.

The homesites h;ave been located outside the County
adopted lOO-yeaT floodplain boundary mapping of the
Wright-McLaughl~n report.

\

2. The southern riverfront homesites are serviced by a
common driveway looping along the unirrigated edge of
the front pastuTe and having a single entrance to
Highway 82 at t~e existing entrance across from the
Aspen Village i~tersection. Parking will be provided
in low barnlike appearing garages located on the upper
level of the sl~ped embankment.

3. The southern riverfront homesites will be connected
to the central ~ater system. The applicant is willing
to connect the ~orthern riverfront homesites, but
cannot commit to this until technical, easements and
cost uncertaint~es are further examined for crossing
the river. The homesites will continue to have indi-
vidual or commom shared septic systems.

4. The northern riverfront homesites will be serviced by a
common driveway off the Lower River Road. The new
driveway will b8 a relocation of the existing dirt road
already accessi~g the parcel. The relocated driveway
will have an im!;)roved "T" entrance with the Lower River
Road, and will ~ave better entrance visibility due to
no surrounding view restricting vegetation. The exist-
ing dirt road emtrance will be closed.

- 9 -
