It is located just south of Cheyenne Creek, but it <br />is not a tributary to that watercourse. Similar to Cheyenne <br />Run, this watershed originates in the western foothills and <br />flows east to join Fountain Creek, as shown in Figure 4.1. It <br />includes the communities of Broadmoor and Stratton Meadows. <br />The steep upper basins reach elevations of 8,000 feet with <br />slopes I;reater than 50%. The lower eastern basins have eleva- <br />tions down to 5,080 feet and have slopes of 1.5 to 3%. <br /> <br />The area of the full basin is 3.69 square miles. The majority <br />of the western area Is presently undeveloped. Substantial open <br />spaces are mal ntained in the form of the Broadmoor Golf Course <br />and resort facilities. The majority of the developed watershed <br />is residential. Properties In the Broadmoor area tend to be <br />large; they fall in the range of 1/2 to 1 acre lots. Eastward <br />development is much more dense, with some neighborhoods divided <br />into 1/6 acre lots. <br /> <br />Soils throughout the basin are of the sandy loam category. <br />Some clayey soils are obvious in a few of the lower areas. In <br />general, the majority of the watershed consists of hydrologic <br />"BIl type so1.1s. <br /> <br />Runoff from the western hillsides concentrates In the natural <br />stream channel just below the Broadmoor Golf Course. This <br />stream continues into the Big Stratton Reservoir southwest of <br />the intersection of Lake Avenue and Nevada Avenue.
