It is located just south of Cheyenne Creek, but it
is not a tributary to that watercourse. Similar to Cheyenne
Run, this watershed originates in the western foothills and
flows east to join Fountain Creek, as shown in Figure 4.1. It
includes the communities of Broadmoor and Stratton Meadows.
The steep upper basins reach elevations of 8,000 feet with
slopes I;reater than 50%. The lower eastern basins have eleva-
tions down to 5,080 feet and have slopes of 1.5 to 3%.

The area of the full basin is 3.69 square miles. The majority
of the western area Is presently undeveloped. Substantial open
spaces are mal ntained in the form of the Broadmoor Golf Course
and resort facilities. The majority of the developed watershed
is residential. Properties In the Broadmoor area tend to be
large; they fall in the range of 1/2 to 1 acre lots. Eastward
development is much more dense, with some neighborhoods divided
into 1/6 acre lots.

Soils throughout the basin are of the sandy loam category.
Some clayey soils are obvious in a few of the lower areas. In
general, the majority of the watershed consists of hydrologic
"BIl type so1.1s.

Runoff from the western hillsides concentrates In the natural
stream channel just below the Broadmoor Golf Course. This
stream continues into the Big Stratton Reservoir southwest of
the intersection of Lake Avenue and Nevada Avenue. Passing

17

RE:~OURC€ CON~ULTI\NT~ INC
