As the <br />engineering drawings are revised and refined, the plan proposed here will <br />need to be reeva 1 uated and modifi ed if necessary to accommodate fl ood <br />control measures. <br /> <br />The land use in this segment is primarily industrial with large expanses of <br />undeveloped land. No recreation-related improvements currently exist. The <br />trail corridor typically extends 100 feet from the top of the bank as <br />determined in Volume 1 Engineering Drawings. <br /> <br />In this segment, the plan proposes a linear park with the major spine trail <br />continuing north along the west bank with an adjacent horse path. On the <br />east bank, the trail continues north, crossing underneath 88th Avenue and <br />joining the west bank trail via a pedestrian bridge. The plan proposes <br />deve 1 opment of a pocket park along the east side of 88th Avenue wi th <br />parking for approximately 18 cars and a boat landing to increase trail and <br />river access. If the 88th Avenue bridge is replaced and the associated <br />drop structure relocated as recommended in Volume I of the Phase B Report, <br />a boat chute should be included in the drop structure. Adjacent boat <br />landings would be needed as portage facilities. <br /> <br />The underlying concept for the plan is to preserve and enhance the riparian <br />system to the extent possible, providing opportunities for people to enjoy <br />the river in a natural state. <br />
