SHEET COMMENTARY
SHEET g OF 23
STATION 1512+00 TO STATION 1632+00
REACH FOUR

The five major parks associated with the 1 inear trail system are Ruby Hill
Park, Grant Park, Frontier Park, Pasquinel's Landing Park and Overland
Park. The plan recommends adding boat landings in Grant Park and
pasquinel's Landing Park to improve river access. The plan also proposes
developing the Montana City Historical Cabin within Frontier Park. A
variety of improvements are proposed for Overland Park located on the east
bank north of Florida. The plan calls for addition of a picnic shelter and
construction of a guard rail on the east side to prevent vehicles from
randomly crossing grass areas. Moreover, the park site provides an
excellent opportunity to improve wildlife habitat and create fishing areas.
The plan proposes planting dense ground cover, building artificial nesting
boxes. and stocking the pond with fish. Retaining walls recommended in the
Volume I Phase B Report to improve flood carrying capacity provide the
opportunity to create new wet 1 ands south of Sanderson Gul ch and north of
Evans Avenue.

I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I

IV-27

The Recreation Plan proposed for this segment of the South Platte River is
based on the engineering drawings in Vol. I of the Phase B Report. As the
engineering drawings are revised and refined, the plan proposed here will
need to be reevaluated and modifi ed if necessa ry to accommodate flood
control measures.

The land uses in this segment include commercial, industrial and
residential developments as well as a publ ic Service Company generating
plant and Overland Golf Course. For the most part, corridor boundaries are
established by existing roads. A linear park and several special parks
have already been developed in this segment by the Greenway Foundation and
the City of Denver. The linear park consists of a west-bank trail that
crosses the river south of Evans Avenue and continues along the east bank
unt il a poi nt north of Flori da Avenue, where it aga in crosses the ri ver to
the east bank.

Although many impediments to boating have already been removed by the City
of Denver, a five-foot rubble dam at the south end of the segment should be
notched. Both dams further north in the segment have boat chutes.
However, boat landings are proposed for each side of all three dams to
allow boaters to portage.

The plan proposes construction of an opposite-bank trail system in this
segment as well as improvements to existing special parks. The
opposite-bank trail is needed to accommodate the heavy use expected through
Denver, the heart of the metropolitan region. The proposed trail continues
along the east bank from the previous segment to the existing trail at the
pedestrian bridge. On the other side of the bridge, the trail continues
north along the west bank crossing underneath Evans Avenue and Florida
Avenue with ramps to street grade at both crossings. The proposed trail
again connects to an existing trail and pedestrian bridge then continues on
the east bank, cross i ng underneath South Santa Fe Dri ve. The plan also
proposes a connecting trail to Lakewood along Sanderson Gulch and an
on-street connection to the Harvard Gulch Trail that provides access to
neighborhoods on the east. Addition of a pedestrian crosswalk and signal
at Huron Street is proposed to further improve pedestrian access to the
tra il .
