<br />The Recreation Plan proposed for this segment of the South Platte River is <br />based on the engineering drawings in Vol. I of the Phase B Report. As the <br />engineering drawings are revised and refined, the plan proposed here will <br />need to be reevaluated and modified if necessary to accommodate flood <br />control measures. <br /> <br />Boating is excellent throughout Reach Three. No improvements are proposed <br />other than construction of the boat landings previously mentioned. <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />TV-25 <br /> <br />SHEET COMMENTARY <br />SHEET 8 OF 23 <br />STATION 1632+00 TO STATION 1730+00 <br />REACHES THREE AND FOUR <br /> <br />The plan a 1 so proposes 1 andscape plant i ngs between the trail and the <br />Englewood Golf Course. As the plantings mature, they will enhance the <br />trail experience while augmenting existing safety measures that separate <br />trail users from the golf course. Landscaping along both banks north of <br />the golf course is proposed to stabilize the river banks while increasing <br />the aesthetics of the trail experience. <br /> <br />The land uses along this segment of river include a golf course, a wildlife <br />preserve and various industrial uses. A linear park currently exists in <br />this segment. The main spine trail is on the east bank until it crosses to <br />the west bank via an existing pedestrian bridge just north of Oxford <br />Avenue. At this point, the main trail continues to the north while a spur <br />trail to the south connects to the Bear Creek Trail. <br /> <br />In this segment, the plan proposes addition of an opposite-bank trail <br />system to the north and relatively minor improvements to the existing <br />linear trail system. An opposite-bank trail system is needed to <br />accommodate the heavy use expected in thi s segment. Construct i on of the <br />opposite-bank trail system begins at Little Dry Creek and continues north <br />with a spur trail east to Cinderella City along Little Dry Creek. The <br />proposed trail goes under Dartmouth Avenue and also ramps up to street <br />grade which allows access to the west-bank trail. The plan also proposes <br />crosswalk improvements at Dartmouth Avenue to facilitate crossing. <br /> <br />A pocket park is proposed on the east bank along Little Dry Creek with auto <br />access from Dartmouth Avenue and parking for approximately 20 cars. <br />Addition of a boat landing in the park improves boater access to the river. <br /> <br />To provide rest areas for trail users and boaters, the plan proposes <br />construction of an informal picnic area with a boat landing approximately <br />300 feet upstream of Dartmouth Avenue. <br />
