SHEET COMMENTARY
SHEET 6 OF 23
STATION 1805+00 TO STATION 1916+00
REACH TWO

The plan also calls for creation of Watson Lake Park.
provide trails and boater access. As the
engi neeri ng drawi ngs are revi sed and refi ned, the pl an proposed here wi 11
need to be reeval uated and modified if necessary to accommodate fl ood
control measures.

Several special amenities are proposed within this segment. An informal
picnic area south of the major pedestrian bridge and a special feature near
Prince Street are planned by private entities. The plan proposes
development of a special plaza associated with the proposed Writer
Riverfront Theater Complex. In addition, the plan recommends development
of a pocket park or plaza area that relates the Riverfront Festival Center
to the ri ver.

Land uses along the river in this segment are mixed. Substantial new
residential, commercial, office, and mixed-use developments have been
completed recently or are under development between West Bowles Avenue and
West Belleview Avenue in Littleton.

There are no major boating obstructions. The addition of four boat
landings along this segment will increase river access, boating safety and
enj oyment.

The plan proposes development of a linear park with spur trails connecting
adjacent developments and a special park called Watson Lake Park. The plan
calls for construction of the major spine trail along the east bank with a
connecting trail east to Downtown Littleton along Little's Creek. The
major spine trail continues north along the east bank, crossing underneath
West Bowles Avenue. Approximately 3500 feet north of W. Bowles Avenue, the
trail crosses the river via a pedestrian bridge to the west bank. At this
point, the main trail continues north along the west bank, crossing
underneath Prince Street and West Belleview Avneue with ramps to street
grade in both cases. The West Belleview ramp continues along West
Belleview until the first stop light which would provide a safe crossing.
A Spur trail is proposed to the west along the golf course drainage to
connect to nearby residential developments. The plan also proposes
construction of a west-bank trail that continues south from the pedestrian
bridge to Watson Lake Park, and a spur trail to the Columbine trail and
Bowles Grove Park along Bowles Avenue.
