This information <br /> <br />will usually be available at the planning departments of the <br /> <br />local jurisdictions within the study area. Lacking any usable <br /> <br />data, the engineer is responsible for making his own predic- <br /> <br />tions. It is recommended that the services of local planners <br /> <br />be enlisted. Local planners will be familiar with the existing <br /> <br />development, local subdivision regulations, community preferences <br /> <br />and other factors that will affect the type of development. The <br /> <br />limit of the development will depend on factors such as topo- <br /> <br />graphy, soil type and political boundaries. Encroachment into <br /> <br />the floodplain is an item of considerable significance, since <br /> <br />flood damages are directly related to development within the <br /> <br />floodplain. This will be affected by existing regulations such <br /> <br />as floodplain ordinances, community awareness of flooding poten- <br /> <br />tial and consequences, and development pressures. The engineer <br /> <br />must estimate the probable encroachment which would result <br /> <br />without the benefit of the results of his flood control study. <br /> <br />It is also desirable to know how the present situation <br /> <br />compares with the future in terms of the flood magnitudes and <br /> <br />resulting damages. This will require the development of flood <br /> <br />hydrology for the existing situation. The same recurrence <br /> <br />intervals should be used as for the future hydrology.
