include Fritzler's Subdivision along the east branch of Coyote Run and Colomeadow
Acres and Box Elder Creek Ranches along Box Elder Creek.

Imperviousness representative of future development conditions in the study area is shown
in Appendix C. Future imperviousness for long-term full build-out conditions was based
on input provided by the project sponsors, Future imperviousness in the portion of the
watershed from 1 mile south of 1-70 to the north end of the study area was based on the
City of Aurora's Comprehensive Plan (Aurora, 1993), This area includes all of the City
of Aurora and Adams County within the study area and the northern 1 mile of Arapahoe
County.

Comprehensive planning has not yet been completed in the remainder of the study area
within Arapahoe County, It was determined by the project sponsors that the study
objectives could be satisfied without having detailed planning information in Arapahoe
County. as long as the watershed was modeled on the basis of a reasonable assumption of
mixed urban land use, Future imperviousness in this area was assumed to be 40 percent,
which is considered by UDFCD and the other sponsors to be representative of mixed
urban land use based on assessments of other urban areas. In the absence of detailed
planning information in Elbert County, future imperviousness in the portion of the
watershed upstream of the study area was assumed to be 10 percent, which is
representative of a mix between general urban land uses and large-lot residential uses,

2-4

DEN1OOt7680.WP5
