The base flood on the Gunnison and Uncompahgre Rivers affects 125 <br />homes, 9 businesses. This is the area mapped as the "A Zone" on the Flood <br />Insurance Rate Map. <br /> <br />b. Flooding, in the past, on these rivers has affected homes and businesses in <br />the Riverwood Inn Mobile Home Park. This area faces the greatest threat <br />and most frequent damage from flooding and is designated Priority Area # 1. <br /> <br />c. Critical facilities in the floodplain are the wastewater treatment plant, <br />Confluence Business Park (as well as business property just up stream), and <br />Colorado Hwy 50. While flooded only once during the last 15 years, the <br />impact of flooding on the wastewater treatment plant is so great that it is <br />designated as Priority Area #2. <br /> <br />d. The Gibson's Shopping Center was built in a depression. Floods on the <br />average of once every few years during heavy rains, and high runoff water <br />have resulted in damage to parked cars, lost business and a threat to public <br />health. It is designated as Priority Area #3. <br /> <br />e. The most hazardous flood-prone area is the floodway of the mainstream of <br />the Gunnison River. Much of the area is vacant, but subject to development <br />in the future. <br /> <br />f.
