URMY

Re: Thornton Municipal Golf Course Development
Floodplain/Hydraulic Analysis Report

Dear Mr. Burkhardt:

The following report contains a hydraulic analysis of Big Dry Creek in relation to the
proposed Thornton Municipal Golf Course. This report is the formal review document
for submittal to the Federal Emergency Management Agency (FEMA) and to the Urban
Drainage and Flood Control District (UDFCD) for floodplain mapping changes and to
determine channel maintenance eligibility. UDFCD approval of this report and the
construction of improvements as recommended should make the City of Thornton eligible
for long-term assistance, and maximize the cost-efficient maintenance of Big Dry Creek
through the project area.

The floodplain topography and channel treatment presented herein results from a multi-
faceted design and review process between McLaughlin Water Engineers, Ltd.; the golf
course architects, Finger-Dye-Spann; and the project's wetlands ecologist, Dr. Erik
Olgeirson. Channel treatment also was closely coordinated with storm sewer outfalls,
water supply intake, and other utilities examined in the separate Utilities Engineering
Report.

Included in this report are estimates of stream stability protection measures and bridge
installation costs. The earthwork costs associated with the golf course will include the
basic rough grading and rechanneling of Big Dry Creek and, as such, are not represented
in the cost estimate presented herein.

CASTLE ROCK
(303)688-5599

LAKE DILLON
(303)468-2141

TULSA
(918)664-2741

WATER RIGHTS AND RESOURCES WATER TREATMEI'.'T AND DfSTRIBUTlON
WASTE'NATER COLLECTION.
