COMMENTARY SHEET 2

ESTIMATED CONSTRUCTION COST

The proposed City of Lakewood park would provide the nucleus for this stretch.
Total retention of the 100-year storm would be achieved with the 26 acre-
feet flood storage pond at Garrison Street. An impervious embankment which
is 9 feet higher in elevation than Garrison Street would serve to pond the

Item

Retent i on Pond

water as well as to visualy screen vehicular traffic along the street from
pa rk users. Slopes for the pond itself would range from 5 to 1 to 10 to 1
and would blend with the ex is t i ng topography. Any excess cut material
cou I d be used in the surrounding park area for land forms and berming.

Pond Outlet Pipe

TOTAL CONSTRUCTION COST

Cost

I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I

$101,000

$ 6,000
$107,000

Engineering and Contingencies (25% Construction Costs) $ 27,000

The pond would discharge to the existing storm sewer system at the northeast

corner of the property, thus eliminating costly improvements to cross Garri-

son. A controlled 5 cfs discharge rate would be maintained during flooding

events. The pond would remain dry for recreational uses at other times.

An emergency spillway is located at the southeast corner of the berm to

allow flows greater than the design event to be directed north along

Garrison in the historic floodplain.

Fiscal, Legal and Administrative (8% of Total Above)

Land Acquisition Cost

TOTAL COST

Annual Maintenance Cost

A two-foot berm paralleling the northern property line would prevent flood
waters from entering the adjacent residential development.

South Lakewood Gulch could be slightly regraded to meet park grading plans
in the remainder of this reach. However, the final channel would be flood-
plain delineated through this area. Transbasin diversion of storm flows
would not be allowed.

* Land owned by City of Lakewood Parks Department.

The 100-year floodplain is to be regulated and it is recommended that the
residents within and adjacent to the 100-year floodplain be notified
annually of the potential flood hazards.

$ 11,000

-0-*

$145,000

$

300
