<br />COMMENTARY ON SHEET 1 <br /> <br />ESTIMATED CONSTRUCTION COST <br /> <br />The City of Lakewood has proposed a park from Kipling Street to Garrison <br /> <br />Street within the existing Addenbrooke properties. Plans for the develop- <br /> <br /> <br />ment of this area are in the conceptual stages and as such the incorporation <br /> <br /> <br />of the existing Addenbrooke Pond is not finalized. A total retention <br /> <br /> <br />storage facility has been proposed at the eastern edge of the property at <br /> <br /> <br />Garrison thus eliminating the need for additional flood storage at the <br /> <br /> <br />existing Addenbrooke Pond. However, the existing pond could provide a source of <br /> <br />park irrigation water as well as being a waterscape amenity for the park <br /> <br /> <br />itself. South Lakewood Gulch could be slightly regraded to meet park grading <br /> <br /> <br />plans however, the final channel would be floodplaiM delineated through <br /> <br /> <br />this area. Transbasin diversion of storm flows would not be allowed. Sheet <br /> <br /> <br />I shows the extent of this floodplain delineation if the existing grading <br /> <br /> <br />is utilized in this portion of the proposed park. <br /> <br />Item <br /> <br />Abandon Waste Ditch <br /> <br />Agricultural Ditch Flow Separation Structure <br /> <br />TOTAL CONSTRUCTION COSTS <br /> <br />Engineering and Contingencies (25% Construction Costs) <br /> <br />Fiscal, Legal, and Administrative (8% of Total Above) <br /> <br />An underground flow separation structure would be constructed at the Agri- <br />cultural Ditch crossing immediately upstream of the existing Addenbrooke <br />Pond. This structure allows all South Lakewood Gulch flows to be carried <br />over the ditch while limiting the ditch to its decreed flow capacity. <br />Storm waters in the ditch that are in excess of the decreed ditch capacity <br />would be forced to dump into South Lakewood Gulch.
