<br />e <br /> <br />e <br /> <br />e <br /> <br />FLOODPLAIN REPORT <br />Tyra Tract D and Sawmill Gulch <br />Breckenridge, Colorado <br /> <br />INTRODUCTION <br /> <br />This report was prepared as part of the development process for Tract D ofTyra Amended Filing <br />No.3 in the Town of Breckenridge in Summit County, Colorado. The building proposed for the <br />site is a multi-family residential housing project. The building site is adjacent to an existing ski <br />lift for the Breckenridge ski area and is to be moderate to high-end housing. A parking garage <br />will be included as the lower level of the multi-story building, and therefore only minimal <br />surface features will be placed on the project site outside of the building footprint. <br /> <br />This floodplain report is necessary due to the presence of Sawmill Gulch, a major drainageway <br />that traverses the site. Sawmill Gulch flows from south to north across Tyra Tract D, and has a <br />tributary watershed of just over two square miles. Its 100-year flood is estimated to overtop the <br />right bank of the channel, creating the need for overbank consideration of the floodplain in order <br />to provide for development of the site. <br /> <br /> <br />This report addresses the floodplain issues associated with Sawmill Gulch at the Tract D site as <br />well as the portion of Sawmill Gulch from Four O'Clock Road upstream to the boundary of the <br />Town of Breckenridge. The upstream limit of the Sawmill Gulch study area has been moved to <br />the current town boundary, the flood hydrology has been revised upwards by 107 percent, and <br />the topography has changed since the previous (1979) Federal Emergency Management Agency <br />(FEMA) floodplain mapping.
