The drawings are not to <br />be construed as final design drawings nor are they to <br />be used for construction purposes." <br /> <br />represents the flood plain which should be regulated. As changes <br />will occur in the flood plain which have not been considered <br />in this analysis, a special note has been added to the title <br />sheet which reads as follows: <br /> <br />is purposely limited to avoid use of the drawings as final design <br />or construction drawings. The following statement has been noted <br />on Sheet I of the planning drawings: <br /> <br />1 <br />1 <br />I <br />I <br />I <br />I <br />I <br />I <br />.' <br />. <br />1\ <br />I <br /> <br />The information portrayed on the drawings is of sufficient detail <br />to allow for staged development in separate reaches of the <br />creek with the assurance that any constructed facilities will be <br />compatible with the planned, overall system when total implemen- <br />tation is completed. Individual improvements and private <br />development may proceed in the areas on and adjoining the creek <br />with the assurance that facilities constructed will also be <br />compatible with the overall drmnage system when completed. <br /> <br />"Plood water surface elevations and flood plain boundaries <br />are often revised by road and bridge construction, flood <br />plain development, flood control improvements, or <br />natural processes. Prior to utilization of this report <br />for planning or design purposes, the user is advised to <br />contact the Urban Drainage and Flood Control District or <br />the Colorado Water Conservation Board to determine if <br />the information in this report has been amended." <br /> <br />The accuracy of available information on utilities cannot be <br /> <br />relied upon for final design. All major facilities shown on <br /> <br />existing utility maps which would affect improvements along the <br /> <br />creek have been shown. Prior to implementation of final design <br /> <br />and construction, it is imperative that the exact locations of the <br /> <br />critical facilities be defined very accurately by field measure- <br /> <br />ment. <br /> <br />It is not intended that the information portrayed on the drawings <br />for the recommended improvements be of sufficient detail to <br />justify a final design of individual structures without extra, <br />detailed investigations of surrounding utilities, street grades, <br />house elevations, soils information and other factors necessary <br />for final design. <br /> <br />Complete final construction plans and specifications must be <br />prepared on any portion of this stream prior to construction of <br />the proposed facilities. Construction plans should deal with the <br />structural design of all facilities, detailed grading plans, <br />treatment of individual utilities and a myriad of other points <br />which are handled in a cursory manner in this report. Although <br />the master plan as prepared will be of great benefit to the <br />designer of final channel improvements and the flood plain manager, <br />the plan by no means solves all the questions of design and <br />construction of the proposed improvements. <br /> <br />One of the primary uses of the preliminary plan will be for right- <br />of-way acquisition. The approximate location of the areas <br />suggested for acquisition are delineated on the drawings but <br />exact title and legal information is, by intent, not portrayed <br />on the maps. <br /> <br />A second important use of these drawings will be for flood plain <br />regulation by Arvada and Jefferson County. The lOO-year flood <br />plain for existing channel conditions, which is updated to <br />reflect basin and flood plain changes since past studies, <br /> <br />The following general description of the proposed improvements <br />is organized to coincide with each of the planning drawings. <br />Information contained herein is intended to be descriptive and <br />generally supplemental to that information portrayed on the <br />master planning sheets. In all cases, this information, as well <br />as the information shown on the master planning sheets, is <br />
