<br />Cherry Creek: <br />Approximately 2,400 feet downstream of confluence <br />with Bayou Gulch <br />Approximately 50 feet downstream of confluence <br />with Bayou Gulch <br />Approximately 1,880 feet upstream of confluence <br />with McMundo Gulch <br /> <br />5,989 <br />5,996 <br />6,010 <br /> <br />5,988 <br /> <br /> <br />, <br /> <br />CHANGES ARE MADE IN DETERMINATIONS OF BASE FLOOD ELEVATIONS FOR THE <br />UNINCORPORATED AREAS OF DOUGLAS COUNTY, COLORADO, UNDER THE NATIONAL <br />FLOOD INSURANCE PROGRAM <br /> <br />On September 30, 1987, and March 15, 1993, the Federal Emergency Management Agency identified <br />Special Flood Hazard Areas (SFHAs) in the unincorporated areas of Douglas County, Colorado, through <br />issuance of a Flood Insurance Rale Map (FIRM). The Federal Insurance and Mitigation Administration <br />has determined that modification of the elevations of the flood having a I-percent chance of being <br />equaled or exceeded in any given year (base flood) for certain locations in this community is appropriate. <br />The modified Base Flood Elevations (BFEs) revise the FIRM for the community. <br /> <br />The changes are being made pursuant to Section 206 of the Flood Disaster Protection Act of 1973 (Public <br />Law 93-234) and are in accordance with the National Flood Insurance Act of 1968, as amended <br />(TitleXIII of the Housing and Urban Development Act of 1968, Public Law 90448), 42 U.S.C. <br />40014128, and 44 CFR Part 65. <br /> <br />A hydraulic analysis was performed to incorporate the effects of Pinery West construction along Cherry <br />Creek from approximately 3,880 feet downstream to approximately 4,280 feet upstream of the confluence <br />with Bayou Gulch and along Bayou Gulch from the confluence with Cherry Creek to approximately <br />600 feet upstream of State Highway 83, including the Bayou Gulch Road Bridge over Cherry Creek and <br />placement of fill and grading in the floodplains and regulatory floodways along Cherry Creek and Bayou <br />Gulch. This has resulted in a revised delineation of the regulatory floodways and increases and decreases <br />in SFHA widths along both Cherry Creek and Bayou Gulch; increased and decreased BFEs for Cherry <br />Creek; and decreased BFEs for Bayou Gulch. To participate in the National Flood Insurance Program <br />(NFIP), the community must use the modified BFEs to administer the floodplain management measures <br />of the NFIP. These modified BFEs will also be use.d to calculate the appropriate flood insurance premium <br />rates for new buildings and their contents and for the second layer of insurance on existing buildings and <br />contents. <br />
