In a letter dated October 17, 1996, Mr. Lawrence E. Dezman, P. E. , <br />Vice President, Futura Engineering, Inc., requested that FEMA revise the FIRM to show the effects of the <br />construction of the following projects along Jordan Road Tributary: the Bradbury Ranch Subdivision, a <br />grass- and riprap-lined trapezoidal channel from approximately 1 ,400 feet upstream to approximately <br />I ,200 feet downstream of Bradbury Ranch Drive, a 66-inch corrugated steel pipe under Bradbury Ranch <br />Drive, and a detention pond from just upstream to approximately 800 feet upstream of Bradbury Ranch Drive. <br />The construction of these projects affects the reach of Jordan Road Tributary within the Town of Parker from <br />just downstream of West Parker Road to approximately 1,530 feet downstream of Bradbury Ranch Drive. <br />Bradbury Ranch Drive is located approximately 1,400 feet downstream of West Parker Road (West Main <br />Street). This request follows up on a Conditional Letter of Map Revision issued on August 14, 1995, <br /> <br />All data required to complete our review of this request were submitted with letters from Mr. Dezman and <br />Mr, William Sweeney, Director of Public Works, Town of Parker, <br /> <br />We have completed our review of the submitted data and the flood data shown on the effective FIRM. We <br />have revised the FIRM to modify the floodplain boundary delineations of the flood having a I-percent chance <br />of being equaled or exceeded in any given year (base flood) along Jordan Road Tributary. As a result of the <br />modifications, the width of the Special Flood Hazard Area (SFHA), the area that would be inundated by the <br />base flood, for Jordan Road Tributary increased in some areas and decreased in other areas, Lots 8, 9, and <br />10, fronting Willow Reed Circle within the Bradbury Ranch Subdivision, were elevated by the placement of <br />fill. These lots are located in Zone X (unshaded), an area of moderate flooding outside the SFHA, Although <br />the criteria for removal of a parcel of land based on fill have been met, we encourage you to require that both <br />the lowest adjacent grade (lowest ground touching the structure) and the lowest floor (including basement/crawl <br />space) of each structure placed on the property be elevated to a level at or above the base flood elevation. The <br />modifications are shown on the enclosed annotated copy of FIRM Panel(s) 0070 D, This LOMR hereby <br />revises the above-referenced panel(s) of the effective FIRM dated February 2, 1996. <br /> <br />The modifications are effective as of the date shown above. The map panel(s) as listed above and as modified <br />by this letter will be used for all flood insurance policies and renewals issued for your community. <br />
