<br />I <br />1 <br />I" <br />I <br />1 <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />1 <br />I <br />I <br /> <br />As shown, the basin is composed of the main Niver Creek and two tribu- <br /> <br />taries, designated Tributary M and Tributary L. Tributary M is in the middle of <br /> <br />the basin and runs from Federal Boulevard southeasterly to its confluence with <br /> <br />the moin stream of Niver Creek, near 88th Avenue and 1-25. Tributary L is in <br /> <br />the lower part and runs from Federal to about 86th and 1-25, where it joins Niver <br /> <br /> <br />Creek. <br /> <br />The total drainage basin is about 6.6 square mi les, with about 3.7 square <br /> <br />miles draining into Niver Creek proper, 1.4 square miles in the middle tributary, <br /> <br />and 1.5 square miles in the lower tributary. <br /> <br />The area is quite fully-developed, and building construction continues <br />throughout the basin. We have examined aerial photographs and land-use mops, <br />and have met with the officials of Federal Heights, Thornton and Adams County; <br />on the basis of these meetings and after several fie Id inspections carried out over <br />about ten months, we estimate that the basin will be fully-developed within five <br />to ten yeal'1. <br /> <br />v <br /> <br />Although the three broad land-use categories of residential, commercia I <br /> <br />and industrial use are evident throughout the basin, the upper end to about Huron <br /> <br />Street is primarily residential, with emphasis on mobile-home parks. The center <br /> <br />portion to about Washington Street is mostly commercial-residential, with many <br /> <br />stores and warehouses on either side of 1-25 and some single-family residences. <br /> <br />The lower portion from Washington Street to the South Platte River is residentiol- <br /> <br />industrial; many of the residences are multi-unit condominia, and most of the <br /> <br />industrial property below York Street has not been developed yet. <br /> <br />The basin characteristics indicate that at present about 35 percent of <br />the basin is impervious; this percentage will increase over the next few years to <br />about 50 or 55 percent at full development, if the present zoning and construction <br />plans continue unchanged. <br /> <br />11-3 <br />
