The 100-year flood will flow over Kipling at a depth of less than six inches. A portion of the flow carried under Kipling will leave the pipe east of Kipling and flow overland. An open channel is planned between Kipling and Iris Streets to contain the flow within the right-of-way required for the 72-inch pipe. At Iris St. the existing 54-inch storm sewer must be reconnected to the proposed pipe. Between Iris and Hoyt Streets, a pipe system is planned to carry the entire lO-year flow. East of Hoyt, the existing facili- ties must remain in service, since they follow the general thalweg of Dry Gulch. It was not feasible to construct the new facilities along the line of the existing pipes, since their locations are difficult to determine and since they may pass under buildings. However, it is advised that the City of Lakewood determine the exact location of existing facilities and acquire rights-of-way or easements in order to insure maintenance access and to prevent construction over them. The combination of the proposed pipe and the existing system will convey the lO-year flood and thus greatly reduce the future damage in smaller storms. The lOO-year flood will flow partly on the ground surface in a wide, shallow flood plain. Certain commercial and industrial buildings will be sub- jected to flood damage. Flood proofing of these structures should be considered by the owners.
