An open channel is planned <br /> <br /> <br />between Kipling and Iris Streets to contain the flow within the <br /> <br /> <br />right-of-way required for the 72-inch pipe. At Iris St. the <br /> <br /> <br />existing 54-inch storm sewer must be reconnected to the proposed <br /> <br /> <br />pipe. Between Iris and Hoyt Streets, a pipe system is planned to <br /> <br /> <br />carry the entire lO-year flow. East of Hoyt, the existing facili- <br /> <br /> <br />ties must remain in service, since they follow the general thalweg <br /> <br /> <br />of Dry Gulch. It was not feasible to construct the new facilities <br /> <br /> <br />along the line of the existing pipes, since their locations are <br /> <br /> <br />difficult to determine and since they may pass under buildings. <br /> <br /> <br />However, it is advised that the City of Lakewood determine the <br /> <br /> <br />exact location of existing facilities and acquire rights-of-way <br /> <br /> <br />or easements in order to insure maintenance access and to prevent <br /> <br /> <br />construction over them. The combination of the proposed pipe and <br /> <br /> <br />the existing system will convey the lO-year flood and thus greatly <br /> <br /> <br />reduce the future damage in smaller storms. The lOO-year flood <br /> <br /> <br />will flow partly on the ground surface in a wide, shallow flood <br /> <br /> <br />plain. Certain commercial and industrial buildings will be sub- <br /> <br /> <br />jected to flood damage.
