All required information for this <br />request was received on September 10, 1998. Using the information submitted and the effective National Flood <br />Insurance Program (NFlP) map, we determined portions of the property described below are in a Special Flood <br />Hazard Area (SFHA), the area that would be inundated by the flood having a I-percent chance of being equaled or <br />exceeded in any given year (base flood); however, Buildings 3 through 6 are not in the SFHA. Also, we determined <br />Buildings 1 and 2, as shown on the effective NFlP map, remain in the SFHA designated Zone AE. <br /> <br />Property Description: Valley Park Apartments, a portion of Section 6, Township 4 South, Range 60 West, <br />Sixth Principal Meridian, as described in the Warranty Deeds recorded as Reception <br />Nos. 9400153093 and 9400163092, in the Office of the Recorder, Denver County, <br />Colorado <br /> <br />Street Address: 675 Wolff Street <br /> <br />Flooding Source: Lakewood Gulch <br /> <br />This letter amends the above-referenced NFIP map to remove Buildings 3 through 6 from the SFHA. These structures <br />are now in Zone X (shaded), an area of moderate flooding outside the SFHA. Flood insurance coverage for the <br />structure may be available under a low-cost policy (see enclosed document). Because portions of the property remain <br />in the SFHA, any future construction or substantial improvement on the property remains subject to Federal, State, <br />and local regulations for floodplain management. The enclosed document provides additional information about <br />Letters of Map Amendment. <br /> <br />A portion of this property is located within the regulatory floodway for Lakewood Gulch. The regulatory floodway <br />is the area that must be maintained in an unobstructed condition in order to prevent unacceptable increases in flood <br />levels. In accordance with Paragraph 6O.3(d)(3) of the NFIP regulations, no encroachment (including fill) may take <br />place within a regulatory floodway if that encroachment would cause an increase in flood levels. The regulatory <br />floodway is adopted and enforced by the community, and any proposed revision to the regulatory floodway must be <br />submitted by community officials to the Federal Emergency Management Agency (FEMA) for comment and possible <br />revision to the NFIP map. The community should contact the Director, Mitigation Division of FEMA in Denver, <br />Colorado, at (303) 235-4830 for guidance on the specific information required for the review. <br /> <br />The elevation of the lowest adjacent grade to a structure (the lowest ground touching the structure) must be at or above <br />the base flood elevation (BFE) for the structure to be outside the SFHA. Because the elevation of the lowest adjacent <br />grade at the east end of Buildings I and 2 is lower than the corresponding BFE, the structures are within the SFHA. <br />These elevations, in feet, are referenced to the National Geodetic Vertical Datum of 1929.
