PURCHASE PRICE: $339,439.00 (see below)

SPECIAL FEATURES OF THE TRANSACTION:

By terms of the contract dated October 27, 1983 to purchase the property, the Board
paid $339,439.00 for the acquisition, this amount being comprised of $321 ,825 for land
(the appraised value), $11,124 for the cost of a fence to be built by the owner, and $6,490
for the cost of a drain pipe to be built by the owner. The Board agreed to provide storm
water drainage easements to the river for two drain pipes.

Under this contract, the Board also agreed that it would not permit public access (such
as trail access) along the east bank of the river unless it first advises the owner at least
30 days in advance and either erects a nine foot fence along the ROW/property line, or
enters into a mutually acceptable landscape maintenance agreement
