<br />SPECIAL FEATURES OF THE TRANSACTION: <br /> <br />The Town granted the Board the right to cross the Town's streets to gain access for <br />maintenance of the channel and additionally granted a permanent access easement <br />across parcel 163-2-PE. The Board conveyed to the Town parcel 172-R and 172-R-N at <br />value of$18,100. This property was isolated and of no practical value to the CWCB. The <br />Town quit claimed to the Board any interest in parcels 154, Tract A and 154, Tract B. <br /> <br />The Town reserved easements over parcels 163-1-PE and 152-1-PEX to the benefit of <br />the Columbine Country Club for the purpose of continuing the golf uses within the <br />easement areas and to erect fences. The Board granted a temporary construction <br />easement to the Town for construction work at the confluence of Dutch Creek and the <br />South Platte River which easement expired on December 12, 1991. <br /> <br />2 <br />
